Most sellers know that selling a house requires more than just putting it on the market, but few know exactly what steps to take to maximize their Kansas City area house’s appeal. Here are the top five tips for preparing your home for sale:
#1. Maximize “curb appeal.” Many buyers make up their minds about a house from the moment they pull up to the driveway. To make a stellar first impression, edge, cut, and water your lawn regularly. Trim the hedges, weed the flowerbeds, and prune the trees. Clean the gutters, check your sidewalk and walkways for cracks, and repair any loose siding or shingles. Keep the garage door closed and any old items (cars, boats, lawn equipment, etc.) stored out of sight. You may also want to consider planting some bright, seasonal flowers under your front windows or applying a fresh coat of paint to your front door.
#2. Keep it clean. Make the beds, wash the dishes, and scrub all countertops every day. Conduct a more thorough cleaning, or hire a professional cleaner, every one to two weeks while your house is on the market. Check the walls, cabinets, and doors for scuff marks, holes, and anything else that may need to be patched or repainted. And, don’t forget the windows!

That includes the attic, the cellar, the garage, and all closets. Rent a storage facility if you need a place to put your large, heavy items. You may also want to consider hiring a professional “stager” or asking your real estate agent’s advice on how to best stage your home.
#4. Make a few, small upgrades. These days, it may seem like every buyer wants brand new stainless steel appliances and polished granite countertops, but most don’t want to pay extra for upgrades they didn’t pick out themselves. Instead, make your house feel fresh and revitalized without the hefty price tag. For a modern look, invest in an updated showerhead and new cabinet knobs for the bathroom and kitchen.
#5. Neutralize. Every homeowner has his or her own personal taste. What worked for you or your family may not work for your buyers. De-personalize the house by neutralizing as much as possible. This includes carpets, drapes, paint colors, wallpapers, and cabinetry.
