As you can see, closed sales are up 10.% year to date. Our days on the market have increased slightly to 37 days in the month of Dec.  Year-to-date, the average days on the market during 2025 has been 37 days. We have little over a month supply of homes available overall! Mortgage Rates:

Interest Rates have been dropping slowly.  They are at very affordable rates.  We all want the lowest rate, but today with inflation, the Fed's have been sitting relatively steady on interest rates.  At the end of Nov, the Feds met again and have mentioned that they could potentially drop the interest rates in early 2026.  They are in the upper 5's-low 6% range depending on many factors such as down payment, credit scores, financing programs, and more! If interest rates drop just little the market will probably really take off again.  Keep in mind that interest rates can change daily if not hourly!  Best to keep in contact with us regularly!

Homes Sales Report for Johnson County KS

2025 home prices were consistently up in most markets across the community. Interest rates have increased for the winter market and, overall, the average home prices have increased by 3.9% YTD! Homes are selling at reasonable pace.  The values are still good.  Take advantage of knowing the market conditions!  We're still seeing multiple offers - just not 20+ offers.  We're seeing 2-3 offers in general in a days vs hours!
