2018 Home Prices were consistently up in most markets across the community! But not at the same levels as 2017. High demands for homes for sales fueled price increases. 4th quarter interest rate hike by the Federal Reserve spooked the market some. But overall the prices had increased 5.7% with number of sales were down compared to 2017.
It's that time of the year - that the Johnson County appraiser's office will be sending out the new valuation appraisals for 2019. It's a love hate scenario! We love to see our valuations rise - but don't like the new tax numbers at the end of the year. So look for those annual notices to be in your mailbox the first week of March! The Johnson County appraiser site shows that 93% of the residential homes had seen an increase in their valuation. Now is the time to review that valuation! Our February 2019 sales numbers are available! The market is definitely making some changes. Of course, our weather hasn't helped! We've seen more snow in the last few months than we did in the last 3 years! That does make a difference for buyers who are out looking. As you can see, we have more inventory coming on the market than we did in January 2019. But, we have only 2.34 month of homes available. The pending sales are down about 9.9% from one year ago.
