Located just 20 miles from downtown Kansas City is Olathe, which is the fifth largest city in Kansas and the fourth largest in the Kansas City Metropolitan Area. Olathe was founded in 1857 by Dr. John T. Barton. He is said to have asked a native Shawnee interpreter how to say “beautiful” in the Shawnee native language, because the prairie covered in wildflowers appeared so beautiful to him. The unnamed interpreter said the word, as Barton later pronounced it, “Olathe” (oh LAY thuh), which became the name of the city.

The city has a population of 126,000 and has grown over 30% in the last 10 years. Its growth likely has something to do with its prime location as it sits near two lakes (Lake Olathe and Cedar Lake) and is a suburb of the even larger Kansas City. Olathe’s growth can also be attributed to its school system, which is attractive to prospective homeowners with families, as it is one of the best in the nation.

Compared with many U.S. metro areas, home buyers can expect a bargain, with home prices beginning in the $100,000 range with the median price being under $200,000. Compared with the rest of the country, the cost of living in Olathe is 3.5% below average and unemployment is significantly below the national average at 6.7%.
