Receiving a low offer on your home....
Everyone today thinks that the real estate market is in the tank. That's not always true! Some of the best homes sell within 30-60 days! Our market here in the Kansas City area is different. It truly is! It really depends on location, price and condition!. One thing we are very fortunate here in Kansas City is that we have a huge diverse employment factor here! Many really don't know that or realize that! We don't see the huge swings as the coastal areas.
As an agent in Johnson County - I am licensed in both KS and MO. I realize that selling your home in Overland Park, Johnson County or Kansas City real estate can be a very emotional process. Sometimes it seems harder to move across town versus across the country. I have done both! Whether you are relocating because of a job transfer, you need more space for the family or just down sizing can be abit overwhelming. Don't let it be!

We all know that the media keeps touting negative news. That's their job! But we all have to remain positive about the market and how to look at the conditions for selling a home in Johnson County. Here's some thoughts:
When this offer comes in and it's not exactly what you were looking for, it can be frustrating! Understandably! Don't vent and just walk away from the offer. Let's look at some thoughts.
- Review the offer completely: Look at all terms of the offer. Sometimes it can be hard to swallow. But price is not everything. Yes - price is important - but the other terms can impact it also! Have they asked you to pay closing costs? What time frame are the buyer wanting? what other contigencies are there?
- Review the comparable market analysis: Looks at the current inventory and what has sold "since" you put your home and on the market. How do you compare?? That is what the buyers are doing...looking a variety of homes and then deciding what has the best features for their needs and price.
- Don't look desperate: That might be a signal to the buyer that you "have" to sell. If your home is vacant or your information describes you as a "motivated seller" you are informing the other agents and the buyers you are receptive to a low offer! So be careful how you present your home.
- Counter offer: Always go back with a counteroffer on the home. Sometimes buyers think it's customary to make the first offer low, they are just testing the waters, they don't want to overpay for a home and seeing what the seller is willing to do.
