Market Update for JOHNSON COUNTY - 2nd quarter

The Second Quarter statistics for Johnson County Homes For Sale are out and they show some very good news.  Heartland MLS just released the latest information from April through June of 2012, and the trend is looking solid for homeowners in Johnson County.  There are fewer homes for sale in Johnson County and they are selling almost as well as a few years ago.  When inventory is down, sellers are able to receive more showings with better interest, allowing them to receive a greater percentage of their asking price, as well as selling their home in a shorter amount of time. 

Resale homes for sale in Johnson County went from 4,714 in 2010 to only 3,557 in June 2012.  The number of actual closings recorded went from 2,182 last year, to 2,679 second quarter this year.  In fact, we are almost back to the number of closings for 2010.  The median sales price in Johnson County was up 6.7% over last year, and stands at $208,000; however the average sales price is $249,824, up 2.5% from last year. Currently that is showing that people are able to purchase more home today with the extremely low interest rates!  There is now a 5.3 month supply of inventory.  The average number of days on the market for sellers now stands at 88. 

When the market has approximately a six month inventory of homes (more or less), it is considered to be a fairly balanced market.  In other words, it does not favor either the buyer or the seller.  So, we have, after many months, begun to see a balanced market once again. Once again we are seeing that real estate in Johnson County is a good investment!
