Johnson County Home Market Update
The month of May 2011 home sales statistics from the Heartland MLS for Johnson County are in and 633 sold and closed according to the local MLS. During the the month of May 2010 there were 858 homes that closed. Don't forget that during spring of 2010, we had government economic stimulus and the home buyer tax credit. Which fueled the market to more homes sales. We had 4179 resale homes on the market in Johnson County not including new. That number is about the same compared to the month of April 2011. Basically 15% of the market in Johnson County is selling. The interesting thing is the average sale price is $231,736 but consider that last year in May 2010 the price was $221,154. Keep in mind, it's not that the home prices have risen - it's the fact that with the interest rates being in the mid 4% range. People are able to purchase more home than they did a year ago. Back during the stimulus package - interest rates were in the upper 5% and low 6% ranges. So that's a huge ability to purchase more home for the money. The home-buyers are shopping and wanting value for the money!
