In a recent CNBC interview with Margaret Kelly, CEO of ReMax International, she thinks we are at or near the bottom of the housing crisis.  She thought it was going to be a bit bumpy road like a saw tooth.  It's will be up and down a little bit because of the current foreclosures & what's coming down the pipeline.  That's good news for everyone!!  During the interview they were asking if real estate is a good investment.  Of course it is!  We all need a place to hang our hats and hearts each night.  The key has always been - that real estate is a LONG TERM investment.  Meaning that you can't buy a property and in expect in 3 years to sell it can make 30-50% profit.  That just isn't the case and it never really was.  People need to understand that!  Right now with prices being where they are - you're able to purchase more for your money! Plus interest rates are so affordable!  There are a lot of investors out there buying homes.  Many of those investors are cash buyers! 

Also Margaret Kelly appeared with CNN Your Bottom Line with Jim Carr & David Flores discussing the housing market and potential new disclosure rules for mortgages. The Consumer Financial Protection Bureau has come up with a potential know before you owe disclosure forms that supposedly will help make the lending process less confusing.  According to the video - From Trulia and Realty Tracshows that 54% of Americans feel that it will be around 2014 before the housing crisis recovers. But it's really about getting rid of all these foreclosures that on in the pipeline and those on the market will help get housing market back to a more normal market.  As she mentions, she felt the key is to restoring consumer confidence is creating jobs in the private sector.   I think she is right.   It is really important to have employment for people and confidence they will keep their jobs.  Once people are comfortable, they will begin to spend money.  

People ask me all the time - "is the home a good investment?"  I answer - "of course it's a great investment - but every-one's situation is different!"  What other investment vehicle can be purchased, have an interest write off, live in it, change/upgrade it and potentially have someone else help pay for it!! It's a tangible asset!    Real estate has always been a LONG TERM investment.  The key we all need a place to live! Good decisions are important.  Everyone needs to consider the whole situation.  Plus we just need good lending practices and not a knee jerk reaction situations!

Many of us forget, we are very fortunate here in Kansas City that we have a diverse employment sector here. That helps our real estate market of homes for sale in Kansas City in general. We don't have the typical high and low swings in appreciation and depreciation.  Yes - there are pockets of areas where there are more foreclosures.  But there are homes that sell relatively quickly. I just had one listed for 20 days and we received an offer. Sellers need to really think it through when pricing their home and their homes condition when putting it on the market.  Plus sellers need to review market conditions thoroughly with their agent when putting your home for sale in Johnson County.
